New Construction Inspections
Scheduling a inspection to help identify overlooked items 2-3 days before your final builder walk through will help to identify deficiencies that can get overlooked in the building process. All systems including HVAC and all appliances will be tested for normal operation. The electrical system will be tested along with GFCI's and all plugs. All drains will be checked for proper draining and plumbing fixtures for leaks. The attics and crawlspaces will be checked for proper insulation and ventilation. While doing this we will measure your foundations elevation using a professional foundation diagnostic tool. With the data gathered we will provide you with a copy of these measurements for your records which will give you a baseline for the future.

Buyers Inspections
This is the most common type of home inspection and is requested by a Buyer of a pre-owned home. This inspection is recommended to be performed at the beginning of the Buyer's option period once under contract. This inspection allows for negotiation over price paid for the home, asking the sellers to repair or replace items, or in the worse case scenario just walk away.

Sellers Pre-Listing Inspections
The best advantage a Seller can have is full disclosure of the condition of the property before the listing and sales process begins. Having a Phoenix inspection prior to putting your home on the market is an ideal way to avoid surprises and unexpected costly repairs that can affect both the selling price and attractiveness of the home. These inspections can alert you to any unseen issues that can be resolved before the buyers ever come to your home.

Foundation Elevation Measurement
Foundation Elevation Measurements utilizing the ZIPLEVEL Pro-2000. These measurements will give us a bench mark for any future comparisons if your foundation ever experiences any settling. Any foundation will have high and low spots in it from the day it is poured, this is just the nature of concrete and doesn't mean anything is wrong. But by looking at two sets of measurement taken at two different times you will be able to see any movement or elevation change in your foundation.

Complimentary
Re-Inspections
A complimentary re-inspection occurs after the Seller has had their repairs/replacements taken care of. An inspection of this type is strictly to inspect the repair/replacement list. This ensures what work they have done is correct, and protects you the Buyer against repairs that were not completed to industry standards. This secondary inspection is a protective measure before your closing date.

11 Month Evaluation
Building a new home can be exciting, but after the initial new has worn off you need to make sure that unseen issues haven't come up. This is were an inspection done towards the end of your newly-built home´s warranty period can be a lifesaver. Problems can occur during the first year in areas, but not limited to, the crawl space/attic, the electrical, structural, plumbing, and mechanical systems, and appliances. These items can go undetected until a critical time, usually long after the warranty period has expired. Your Phoenix inspector can save you, the homeowner, repairs that can surface after the warranty period ends by identifying them early, allowing you to take advantage of the Builders warranty coverage.
